The Future of Hurcott Road
We are making significant changes at Hurcott Road to create a better living environment for our residents. As part of our ongoing commitment to improving housing, we will be demolishing the three high-rise blocks and replacing them with modern, high-quality homes. This redevelopment is based on feedback from residents and our goal of providing safer, more sustainable housing.
Demolition Plans
The three high-rise blocks: Derwent House, Windermere House and Coniston House will be demolished in stages. The first to be taken down will be Derwent House, followed by Windermere House and finally Coniston House. Each building will take approximately six months to demolish. Our demolition contractor, DSM, will carry out the work, ensuring minimal disruption to residents as much as possible.
New Homes Coming Soon
Once the demolition is complete, we plan to build 70 new homes on the site. Our goal is to create a mix of houses and walk-up flats that are modern, energy-efficient, and accessible. We are targeting submission of our planning application by the end of February 2025.
Breakdown of New Homes:
· 26 houses (two and three-bedroom options, designed for families)
· 44 walk-up flats (one and two-bedroom options, designed for individuals and smaller households).
All homes will be built to high accessibility standards, ensuring they meet the needs of a wide range of residents. The new development will also feature landscaped areas to enhance the look and feel of the community.
Community Consultation Sessions
We recently held consultation sessions to give residents the opportunity to share their views on the demolition and redevelopment plans. These sessions took place on:
· Wednesday 15 January at St George’s Church Annexe, focusing on demolition plans.
· Tuesday 28 January at Trinity Methodist Church, where we discussed the new housing plans.
These events were attended by our Customer Engagement, Development and Housing teams, as well as our partners DSM (for demolition) and BM3 (for architecture and planning).
What Residents Told Us
During our planning consultation, we received feedback from attendees through completed questionnaires.
Overall, the redevelopment plans were well received, with the majority of residents supporting the changes. Many welcomed the removal of the high-rise blocks, considering them an eyesore and a source of anti-social behaviour. The new homes were praised for their modern design, lower height and well-planned landscaping, which residents felt would enhance the character of the area. There was also appreciation for the thoughtful approach to spacing and the inclusion of individual entrances for flats, which were seen as improvements to security and privacy.
However, only a few concerns were raised, particularly around the impact on existing properties. Residents expressed worries about houses overlooking their homes and traffic and parking were key issues, as well as the adequacy of a single access road for 70 homes.
All feedback is being carefully considered as we refine the final proposals to ensure the development meets the needs of both new and existing residents.
