We are aware that some customers have been contacted, both on the phone and in person, by Claims Management Companies, encouraging them to make a claim against their landlord for disrepair, as well as damp and mould issues. However, these companies may not have your best interests at heart!

What is a disrepair claim?
A disrepair claim happens when a customer feels their landlord has not kept their home in good condition, as required by law. As your landlord, we take our responsibility to maintain your home seriously. If you have concerns about the condition of your home, please talk to us first. 

The Truth About Claims Management Companies 
Claims Management Companies often contact tenants, offering to help make a claim against their landlord. These companies use clever marketing tactics to get your attention, but their main goal is to make money. They usually sell your case to solicitors, who then handle the claim for a high fee. 

The Risks of Making a Claim 
Working with these companies can be risky. If you lose the claim, you might face significant legal costs. Even if you win, the legal fees could be three or four times more than any compensation you receive. In some cases, if we successfully defend the claim, you might have to pay our legal costs, which could be as much as £8,000. 

Where Does the Money Go? 
Many of these claims companies are based in Liverpool, Manchester and a few other cities across the UK. The money they make doesn’t remain in the local area or help improve services or homes for tenants.

  • Be wary of unexpected visitors: If you are not expecting a call or anyone to contact you, then please be cautious. We will not come to your home unannounced to carry out or discuss any repairs.

  • Understand the risks: There are always downsides to these sales pitches. There are hidden costs, fees if you change your mind and some cases can take years to resolve which cause additional distress. 

  • Never rush into making a decision: Take your time to think through and seek further advice before committing. Scammers will often create a sense of urgency – think things through and discuss with someone you trust first. Never pay any money up front!
